I am Worried about defects when buying a home.
What do you recommend I do?
The great thing for home buyers in 2018 is that 23 years ago an old legal concept called Caveat Emptor was virtually eliminated when buying a home and employing sound home buying strategy. Prior to 1995 both real estate legislation and the courts assumed all home buyers were on their own and provided little to no help against the “cone of silence” that was used to protect sales agents and sellers both. Luckily in 2018 that is no longer the case and your concerns can be put at ease.

Groundhog Day
As I sat down at my desk on July the 5th (2018) it was still early at around 7:15 am. It was one of those days when the Toronto Real Estate Board was reporting the previous months home sales after reporting four consecutive months of year over year declines. Now to us we know you cannot even collect a months housing data, correct it and interpret it accurately til the middle of the next month at the earliest but it's fun for us to watch it being done. When the news broke that day, only a minute after the press embargo that is enforced each month was lifted, it was 9:01am and what I read sent me back to March of 1991 when similar news made headlines while we sat there shaking our heads in disbelief knowing otherwise.
