How They Did It?

Connie and Bob began their Lifetime of Ownership in the Greater Toronto Area in April of 1986 and ended it on May of 2017.
They traded 4 homes over their Lifetime beginning with an older used Townhome in 1986 and ending with a new single detached luxury home purchased in 2005.
They made mortgage payments for the first 24 years when at that time all mortgage debt was removed.
They estimated that they spent $150,000 upgrading, repairing and maintaining their homes.
They did not implement any wealth building strategy for their home other than owning it.
They did "Time the Market" for divestiture to maximize gains.
They paid no real estate fees to sell their home through a local real estate brokerage.
They budgeted $10,000 to implement their Strategies and obtain independent oversight.
They withdrew $480,000 on closing (tax free) and invested $60,000 in a 5yr GIC with an annual 3.2% compounded return.
They invested $565,000 in a Non-Taxable Guaranteed Annuity which pays out $33,540 per year for a maximum 17 years.
