Real Value Estimate ( RVE )

The Wealthy Homeowner™ understands there is a difference between what their home could sell at today and what it would be worth when market conditions change.  When home equity is a stake and your ability to retire hangs on the whims of the housing market, making plans using the a Real Value Estimate allows you to enjoy homeownership without the need of worrying where the market will take you.

A Real Value Estimate is derived from knowing what market conditions are creating any false and ongoing cumulative changes to home prices that all housing markets are subject too. Real Value Estimates are supported by a market's underlying fundamentals and removes any surplus or deficit that market value based pricing records through a market's peak to trough.

When a home is valued by a professional licensed appraiser, the terms and conditions that appraisal is released upon are very specific and technical.  Lenders are the one's who set those specific and technical conditions while changing them as a market creates risk to their bank.  Although it will be the homeowner or home buyer who pays for the appraisal, the actual ownership of the appraisal itself has been almost universally held by the Lender for the over 25 million appraisals completed since 1980.

In Canada the entire real estate sales industry is built around using Market Value Assessments (MVA).  The use of Market Value Assessments allows real estate sales people and mortgage lenders to participate in the sale of homes without being held liable when the price paid for a home is later discovered to be different than what it was really worth.
Instead of being required to value a home using hard facts and data that can be supported in a court of law, Market Value is used because it is only an "opinion" of value which is valid only at the moment it is arrived at and is totally dependent on one single seller and one single buyer.
